Repair Floor Before Restoration

Proper preparation is essential before any sanding begins. The floor is carefully inspected to identify movement, structural weaknesses and surface defects that may affect the final result.

All necessary repairs are carried out prior to sanding, including securing loose boards to eliminate movement, replacing damaged planks where required and correcting exposed fixings. Where needed, sections of the subfloor are reinforced to ensure overall stability.

Addressing these issues in advance ensures the floor is structurally sound, allows for consistent sanding across the surface and results in a more durable, long-lasting finish.

Sanding Process

Sanding Process

Our sanding process is carried out using professional, dust-controlled machinery, designed to remove existing finishes and level the surface without damaging the structure of the wood. Each stage is completed in sequence using calibrated abrasive grits to achieve a flat, consistent and properly prepared surface.

The process begins with coarse sanding to remove old coatings, stains and surface damage, followed by intermediate sanding to refine the surface and correct minor unevenness. Fine sanding is then carried out to prepare the floor for finishing products, ensuring proper adhesion and a uniform result. Detailed edge sanding is completed separately to ensure all perimeter areas are brought to the same level as the main surface.

We use professional-grade equipment with integrated dust extraction systems to significantly reduce airborne particles and maintain a clean working environment throughout the process.

 Gap Filling

Gap Filling

Over time, gaps can appear between floorboards due to natural movement, humidity changes and wear. Where appropriate, these can be professionally filled to improve both appearance and performance.

For most solid wood floors, we use a mixture of fine wood dust collected during sanding, combined with a professional-grade resin. This creates a close colour match and a smooth, natural-looking finish.

This method is suitable for smaller gaps of up to 4–5mm. It helps reduce visible lines, prevents dirt and dust from collecting between boards and creates a more even surface before sealing.

For larger gaps, we install precisely cut timber slivers (wood strips), providing a more stable and long-lasting result.

Each floor is assessed individually to ensure the most appropriate method is used for a durable and consistent finish.

Polishing

Polishing

Polishing is the final surface preparation stage before the protective finish is applied. Using a professional orbital machine with fine abrasives, the entire floor is refined to remove micro-scratches, level the surface and blend any filled areas.

This process creates a uniform surface profile, which is essential for proper adhesion of varnishes or oils. It ensures even absorption, consistent coverage and a smooth, durable final finish.

Finishing & Protection

The final stage involves applying a professional finishing system designed to protect the wood and enhance its natural appearance. The process begins with a primer, which seals the surface and promotes proper adhesion of the top coats.

Depending on the desired result, the floor can be finished with clear varnish, staining and varnishing, or oiling systems. Staining allows for colour adjustment before sealing, while oil finishes penetrate the wood, providing a more natural look and feel.

Varnish systems are applied in two or more controlled coats to build a durable protective layer. Different sheen levels are available, including ultra matt, matt, satin and gloss, each affecting how light interacts with the surface and how the grain is visually enhanced.

All finishes are applied with careful control of coverage and drying times to ensure a uniform, smooth and long-lasting result, with resistance to daily wear, moisture and staining.
